Sample Listing Presentation 1
You want to get your home sold fast, and for top dollar. So do I. That's why I've invested in equipment that helps sell homes faster and for top dollar. 
It's a mini-radio station. I record a message on it, and plug it in your home. When prospects tune in to the station on the yard sign, they will hear me telling all about your home. 
This enables me to be here, at your home, 24 hrs.. a day, so that I can sell your home to every prospect that drives by. 
Studies have proven that the #1 source of information for home buyers comes from driving around neighborhoods they'd like to live in. Many potential buyers are going to drive by your home over the next few weeks --  I can tell each and every one of them all about your lovely home. 
In a crowded market, your home needs maximum exposure. It's never too much bother to tune your car radio, so many more prospects will learn all about your home. That can mean the difference between a quick sale and a long wait.

First, let me say that of course I'd do all the usual stuff. I'll put up a yard sign and run ads and put your home in the MLS. But that's only the beginning. On top of all that, I'll give your home great extra exposure. I've invested in the latest Real Estate technology that will make your home really stand out.
It's a mini-radio station that I plug in your home. I record a message on it describing all the beautiful features of your home. When prospects drive by, they'll tune in on their car radio and hear all about your home. 
In a crowded market, even a beautiful home needs every edge.
Now, other agents may tell you that they don't need an edge. What they are really saying they don't want to spend any money on your listing. They just want to plunk it in the MLS and hope it sells. I just don't work that way. 
I will get well-qualified prospects to call for appointments to see your home. Your time will be used most efficiently, as will mine.

Mr. Smith I know that it's tempting to list with the agent who has given you the highest market evaluation price, but you should be aware that nobody can get you more than the market will bear. I could tell you an inflated price just to get your listing, but if your home is overpriced it will certainly hinder the sale. 
The way to choose your Real Estate Agent is to decide which one will give your home the greatest exposure to the market. 
If you list with me, in addition to doing all the normal things that you would expect from a Realtor, I will also use the latest Real Estate technology. I'll "reel in" those drive-by prospects who for one reason or another might not be motivated to call on your home from the yard sign alone. Consequently, I'll be showing your home more frequently to pre-qualified prospects, so I'll sell it faster.

Mr. Jones, most real estate firms do basically the same things like putting up a yard sign, putting your home in the MLS, advertising in the newspaper and having an open house. They just claim that they do it better than anybody else.

Mr. homeowner, I'm sure that you're aware that my firm is not the largest in town but the size of the firm is not the important determining factor in choosing a Realtor. Reputation is very important of course, and the percentage of listings that are sold within 60 days is extremely important. With a very large firm your home may be just one of many that can get lost in the crowd and not get the attention that it deserves. 
With my firm every listing is very important to us and I can give it special attention. For example, we feel that every listing deserves the latest and most powerful real estate selling technique ever to hit the real estate business. It's a radio broadcaster. 
This radio broadcaster allows a prospect to pull up in front of your house, tune his car radio to the frequency shown on the sign and your house will talk to him and tell him everything about itself. All a yard sign does is say "this house is for sale" and this is the Realtor to call to see it. It does nothing to motivate a prospect to call, it can't describe any of you home's desirable features. 
Many prospects will drive on by rather than go through the tedious process of writing down the Realtor's name, phone number and address of the property and going to a phone for information. 
Almost every prospect will stop at your house, if only out of shear human curiosity. And many times they'll find, for example, "that house has 2,300 square feet of living area, it doesn't look that big. It has a remodeled kitchen, a fireplace, two full baths and a patio deck in the rear. We'd better take a look at that".

Mr. Seller, there are an awful lot of homes for sale in our Multiple Listing Service. It's my job to make sure your home doesn't get lost in that crowd. 
Let me ask you -- the last time you were looking for a home, did you go driving around neighborhoods you might like to live in? Sure, everyone does. 
Did you see 50 -- even 75 or more yard signs saying "house for sale?" That's typical. It's a crowded market. 
But you didn't write down 75 phone numbers, did you?? No, maybe 10-15? That's what most people tell do. 
Now, when you got home, did you call all 15 of those phone numbers? No -- no one ever does. It's hard at that point to remember which house is which! I bet you called two, maybe three numbers. Does that sound about right? That's typical. But that's also the Problem. 
You saw 75 homes for sale. And you called for information on 3. Are those the kind of odds you want for this great home? 3 out of 75? Because that's not good enough for me. 
Luckily, I've found a way for every prospect who drives by to learn all about your home. Instantly. And it's irresistible! 
Let me ask you -- if you had stopped by one of those 72 houses that you never called on, and had seen a yard sign that said "tune your car radio to 1610 for information" -- would you have reached your hand out and "tuned in?" Of course you would have. Everyone looking for a home finds that irresistible. And that's the kind of exposure I want to give your home.
